A hundred-year-old house, a modern dryer
Harbor Oaks was laid out in the early 1900s by developer Dean Alvord, on the bluff between South Fort Harrison Avenue and Clearwater Harbor, and it has been on the National Register of Historic Places since 1988. The homes were built long before anyone owned a clothes dryer. When laundry came indoors, it went wherever it fit: a back porch, a converted pantry, a garage behind the house.
So the vents take strange routes. Some run down through the floor into a crawl space. Some climb into the attic and stop short of the roof. Some were extended with whatever duct was on hand, joined with screws that catch lint. We trace the whole route before we clean, and if a vent dumps lint under the house or into the attic, we show you and quote the fix.
They did a deep cleaning for my dryer vent an it was very dirty but they did very well!Jeremiah P., Google review of our Clearwater team, September 2026
Signs your downtown dryer vent needs cleaning
Laundry needs a second cycle, or comes out hot but still damp.
Lint or a musty smell under the house or in the attic: the vent may not reach the outside.
A burning smell or a hot dryer cabinet. Turn it off and call (727) 454-0061.
Your condo laundry closet feels like a sauna after a load.
You can't find where the vent comes out. Common in older homes and in buildings with shared exhaust walls.
No cleaning in over a year, or never since you moved in.

Dryer vent services downtown and in Harbor Oaks
Dryer vent cleaning
The lint-trap housing, transition hose, duct and outside cap, cleaned end to end with rotary brushes and a strong vacuum.
Historic home vent tracing
We follow the vent through the floor, crawl space or attic to its real exit, and photograph anything that isn't right.
Vent extension and rerouting
Vents that stop under the house or in the attic extended to the outside with smooth rigid metal and foil tape, no screws through the duct. See dryer vent repair in Clearwater.
Condo and apartment vents
Long horizontal runs to a balcony or exterior wall, cleaned from the unit and from outside where the building allows. See condo, HOA and rental programs.
Transition hose replacement
Foil and vinyl hoses replaced with listed semi-rigid metal. In a tight condo closet, the right hose makes a big difference. See transition hose replacement.
Inspections for buyers and sellers
Airflow readings and photos in writing, useful in a historic home sale. See dryer vent inspection.
Rentals and small buildings
Owners of downtown rentals and small apartment buildings: one visit for all units, with a report per unit.
Businesses
Salons, gyms and restaurants downtown with commercial dryers. See commercial dryer vent cleaning.
Two kinds of homes, two kinds of problems
Historic homes in Harbor Oaks and Old Clearwater Bay: raised floors, plaster walls, laundry added decades after the house was built. Expect long or unusual vent routes, old duct sections and vents that end under the house.
Condos and apartments downtown: dryers in tight closets, pushed against the wall so the hose crushes, and runs that travel sideways through the building to a balcony or outside wall. Short on space, long on duct.
Bay air and humidity: along the bluff, damp air off Clearwater Harbor keeps lint sticky and rusts metal caps. A cap that won't open blocks the air; one stuck open lets in moisture and pests.
How often: once a year for most homes, every 6 to 9 months for condos with long runs or households doing laundry every day.
How a downtown visit works
- A text before we arrive, with your technician's name. We'll ask about parking or building access ahead of time.
- We trace the vent from the dryer to its real exit.
- An airflow reading first, so we both know where we started.
- Floors and old finishes protected, dryer moved carefully.
- Problems shown before fixing, with a fixed price you approve.
- The full line cleaned, from both ends when we can reach them.
- A second airflow reading and before-and-after photos.

Downtown Clearwater dryer vent questions
How much does dryer vent cleaning cost downtown?
From $99 for a single-story home with a wall vent. Condos, historic homes with crawl space or attic runs, and repairs are quoted upfront before we start.
My old house has no vent I can find. What now?
Very common in Harbor Oaks. Run the dryer on high and check outside, under the house and in the attic for warm air. If you can't find it, we'll trace it and show you where it goes.
Do you clean condo dryer vents in downtown buildings?
Yes. We clean the line from your dryer to the wall or balcony exit, and we work with your association on any shared exhaust.
Is it a problem if my vent ends under the house?
Yes. It dumps hot, wet lint into the crawl space, which feeds mold, rot and pests and is a fire risk. Florida code requires dryer vents to end outside the building.
How often should I clean my vent?
Once a year for most homes. Every 6 to 9 months for condos with long runs, older homes with long routes, or heavy use.
Can you work around historic finishes?
Yes. We protect floors and trim, move the dryer carefully, and avoid cutting into walls unless you approve a repair.
How fast can you come?
Usually the same day. Call (727) 454-0061 in the morning and we can often be there that afternoon.
